{"id":8456,"date":"2019-01-31T13:41:24","date_gmt":"2019-01-31T13:41:24","guid":{"rendered":"https:\/\/www.impactsf.co.uk\/?p=8456"},"modified":"2019-05-30T13:44:16","modified_gmt":"2019-05-30T12:44:16","slug":"brexit-uncertainty-opportunity-2","status":"publish","type":"post","link":"https:\/\/www.impactsf.co.uk\/index.php\/2019\/01\/31\/brexit-uncertainty-opportunity-2\/","title":{"rendered":"Brexit, uncertainty, opportunity!"},"content":{"rendered":"<p style=\"font-weight: 400; text-align: justify;\">Wow, February already!\u00a0\u00a0Time flies.\u00a0 It also brings us another month closer to Brexit.\u00a0 Uncertainty remains and nobody knows what lies around the corner.\u00a0 However, we\u2019ve been through this before.\u00a0 Remember the millennium bug that was going to be the ultimate in chaos, computers wouldn\u2019t work and the world would be a worse place, etc etc?\u00a0 But it didn\u2019t and it wasn\u2019t!\u00a0 Life will continue the following day after Brexit and we can move forward, whatever the outcome.\u00a0 The future might just be slightly different\u00a0from beforehand, but we adjust.\u00a0 That includes our financial sectors.\u00a0 It had a huge downturn and readjustment back in 2007 and we lost a\u00a0large\u00a0number of lenders.\u00a0 But, over the last 24 months a number of those\u00a0same\u00a0funders have reinvested in new\u00a0lending platformsand opportunities have arisen again.<\/p>\n<p style=\"font-weight: 400; text-align: justify;\">With uncertainty brings change!\u00a0 Several lenders have recently changed rates or criteria in the market to assist customers.<\/p>\n<p><img fetchpriority=\"high\" decoding=\"async\" class=\"size-medium wp-image-8457 alignleft\" src=\"https:\/\/www.impactsf.co.uk\/wp-content\/uploads\/2019\/05\/1235157_16765716-300x203.jpg\" alt=\"for sale\" width=\"300\" height=\"203\" \/>VIDA Homeloans has increased its Buy to Let loan to values from 80% to 85% for loans up to \u00a3250k for properties outside of the M25.\u00a0 This now means there are three lenders in the market that only need a 15% deposit for a buy to let.<\/p>\n<p style=\"font-weight: 400; text-align: justify;\">They have also increased their Residential loan to value offerings from 85% to 90% with a max loan of \u00a3400k.\u00a0\u00a0A number of their rates have also dropped by up to 0.5%.\u00a0 Great move from this specialist lender.<\/p>\n<p style=\"font-weight: 400; text-align: justify;\">In the mainstream sector, we\u2019ve seen changes from Virgin, Platform, TSB, Barclays, Coventry and Saffron Building Society.\u00a0 Some rates up, some\u00a0rates down.<\/p>\n<p style=\"font-weight: 400; text-align: justify;\">Complex scenarios are on the increase.\u00a0 We had one recently where the clients had built a number of properties but could not sell them for the desired price, siting Brexit as a major factor in this.\u00a0\u00a0Having financed the build with development funding, this can be quite expensive if you run over the agreed timescales.\u00a0 In addition, this company was running at a loss for this project, as all the building costs had been put through the accounts without the counterbalance of the properties selling to recoup funds.\u00a0\u00a0 Not a case many lenders would look at!\u00a0 However, a lender was found who was willing to assist due to the fact that the clients had previously completed many projects like this, had a number of shareholders, and, as they were converting the properties in to Buy to Lets, this would be a long-term venture.<\/p>\n<p style=\"font-weight: 400; text-align: justify;\">This is the benefit of using an independent adviser rather than anyone limited to a small selection of mortgage lenders and a restricted panel.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>Wow, February already!\u00a0\u00a0Time flies.\u00a0 It also brings us another month closer to Brexit.\u00a0 Uncertainty remains and nobody knows what lies around the corner.\u00a0 However, we\u2019ve been through this before.\u00a0 Remember the millennium bug that was going to be the ultimate in chaos, computers wouldn\u2019t work and the world would be a worse place, etc etc?\u00a0 [&hellip;]<\/p>\n","protected":false},"author":8,"featured_media":0,"comment_status":"closed","ping_status":"open","sticky":false,"template":"","format":"standard","meta":{"_acf_changed":false,"_monsterinsights_skip_tracking":false,"_monsterinsights_sitenote_active":false,"_monsterinsights_sitenote_note":"","_monsterinsights_sitenote_category":0,"slim_seo":{"title":"Brexit, uncertainty, opportunity!
