{"id":9163,"date":"2019-10-03T13:45:24","date_gmt":"2019-10-03T12:45:24","guid":{"rendered":"https:\/\/www.impactsf.co.uk\/?p=9163"},"modified":"2019-10-03T13:53:13","modified_gmt":"2019-10-03T12:53:13","slug":"mortgage-scenario-not-ordinary-us","status":"publish","type":"post","link":"https:\/\/www.impactsf.co.uk\/index.php\/2019\/10\/03\/mortgage-scenario-not-ordinary-us\/","title":{"rendered":"Your mortgage scenario is not out of the ordinary to us!"},"content":{"rendered":"<p style=\"font-weight: 400;\">You might think that your scenario is out of the ordinary and maybe a lender won\u2019t look to assist you.\u00a0\u00a0And you might be right, if you are purely looking at the mortgage lenders on the high street.\u00a0\u00a0But we all know that not everyone fits this \u2018ideal client\u2019 picture.<\/p>\n<p style=\"font-weight: 400;\">Complex scenarios are on the increase and some of the smaller, more agile lenders are looking to help you.<\/p>\n<p style=\"font-weight: 400;\">Some lenders have recently made some criteria changes that include:<\/p>\n<ul>\n<li style=\"font-weight: 400;\">4 applicants and 4 incomes!\u00a0\u00a0The lender will now accept using 4 incomes on an application.\u00a0\u00a0This is 4.49 x the two highest salaries and then adding one each of the remaining two.<\/li>\n<li style=\"font-weight: 400;\">Joint Borrower \/ Sole Proprietor.\u00a0\u00a0So you need Mum and Dads help in getting your first mortgage?\u00a0\u00a0Not a problem.\u00a0\u00a0Lenders will allow you to apply jointly with blood relatives, from both sides if needed, yet you remain the sole owner of the property.<\/li>\n<li style=\"font-weight: 400;\">Lending into later life \u2013 applicants are now catered for up to age 95!\u00a0\u00a0Equity release is not always the right solution and lenders are now offering normal mortgages to those who fit their criteria with regards to affordability and right loan to values.<\/li>\n<li style=\"font-weight: 400;\">In probation?\u00a0\u00a0Not a problem.\u00a0\u00a0Some lenders will consider.<\/li>\n<li style=\"font-weight: 400;\">Foster care income?\u00a0\u00a0Ok, this is considered if you have 12 months history<\/li>\n<li style=\"font-weight: 400;\">Secondary income \/ Zero hours contracts \/ Newly Qualified Teacher in first contract period \u2013 all considered.<\/li>\n<\/ul>\n<p style=\"font-weight: 400;\"><img fetchpriority=\"high\" decoding=\"async\" class=\"size-medium wp-image-9165 alignleft\" src=\"https:\/\/www.impactsf.co.uk\/wp-content\/uploads\/2019\/10\/casual-cheerful-300x210.png\" alt=\"\" width=\"300\" height=\"210\" srcset=\"https:\/\/www.impactsf.co.uk\/wp-content\/uploads\/2019\/10\/casual-cheerful-300x210.png 300w, https:\/\/www.impactsf.co.uk\/wp-content\/uploads\/2019\/10\/casual-cheerful.png 500w\" sizes=\"(max-width: 300px) 100vw, 300px\" \/>These are just some of the benefits of using an independent mortgage brokerage and especially if they are \u2018whole of market\u2019 and have the ability to deal with any lender and are not restricted to a small panel of lenders.<\/p>\n<p style=\"font-weight: 400;\">These lenders may not be household names, but you\u2019ll probably find they are extremely helpful and will look at most scenarios, manually, with no credit scoring and have an appetite to lend!
